RFP: Residential redeveloper wanted for 1 acre in revitalized Detroit neighborhood

In Detroit, Michigan, the Brush Park neighborhood has long been typified by decaying Victorian homes and large expanses of vacant land. But redevelopment and renovation initiatives have now transformed the neighborhood into a desirable area experiencing high-demand for residential real estate.

Now, an RFP has been issued through Summit Commercial, partnered with the Detroit Building Authority, the City of Detroit Housing and Revitalization Department, and the city’s Planning and Development Department.

It offers almost an acre of land for redevelopment for $1.2 million. The land is bordered by Brush, Watson, Erskine, and Beaubien Streets.

The RFP says they seek mixed-use redevelopment offering at least 80 residential units. 20% must be affordable to households making 80% of the area’s median income or lower. It can comprise both for-sale and rental units, but at least half should be for rent.

From the RFP:

Brush Park is located just 1/4 mile north of Downtown Detroit’s Central Business District and along the east side of Woodward Avenue, Detroit’s major regional transportation corridor and business spine. Brush Park’s Downtown/ Midtown location is home to a host of regional institutions such as Wayne State University and the Detroit Medical Center as well as downtown major corporate headquarters and stadiums such as General Motors Corporation, Quicken Loans, Compuware, Comerica Park (Tigers) and Ford Field (Lions).

The Little Caesars Arena (Red Wings / Pistons) opened in 2017 directly across Woodward Street and just west of Brush Park. Eastern Market is located directly to the east of the Brush & Erskine site across I-75 expressway. The site has major freeway access to all parts of southeastern Michigan, and sits a few blocks east of the Q-Line light rail system. The site is one block away from the Scott at Brush Park (a new $65 Million, 200 unit, mixed-use development) and the City Modern (a new $100 Million, 410-unit condo and multifamily development).

Bids are due May 14, 2018.
